Wynn Al Marjan Island will be Wynn's first integrated resort in the Middle East and North Africa, and its developers call it the UAE's first. The single destination is planned to bring together a hotel, licensed gaming facility, dining, entertainment, retail, spa, beach, marina and events centre.

Site and development partners

Facing the Arabian Gulf, the project occupies more than 60 hectares on Al Marjan Island in Ras Al Khaimah. It is a joint venture between entities linked to Wynn Resorts, Marjan and RAK Hospitality Holding; the gaming licence register names Island 3 AMI FZ-LLC.

Why the resort format matters

This is more than a gaming floor beside a hotel. Published plans and updates focus largely on accommodation, restaurants, beach facilities, events and entertainment, while Wynn has not yet set out the detailed game mix.

Wynn Al Marjan is scheduled for September 2027

The newest official date

Wynn stated in its second quarter results on 4 August 2026 that guests are due to enter the resort in September 2027. That is the latest named month, replacing references that say only 2027, first quarter 2027 or spring 2027.

How the earlier target moved

Earlier investor updates pointed to the first quarter of 2027. After Wynn mentioned a modest delay in May 2026 without yet quantifying it, the August release supplied the revised guidance: September 2027.

How firm is September?

A results release carries more weight than a property listing or travel blog, yet it remains forward-looking guidance while the resort is being fitted out. Check the official resort website and Wynn investor releases before paying for a non-refundable trip.

From project announcement to planned opening

The milestones that changed its status

Reading the announcements chronologically keeps an earlier target separate from the current one. The sequence follows the Ras Al Khaimah casino from proposal through licensing and construction to its named opening month.

Reading the November and December entries

A Wynn project story places the 70-floor ceremony on 25 November 2025, whereas later corporate updates place the structural concrete milestone in December 2025. The timeline keeps November for the ceremony and December for the later construction record instead of collapsing the two references.

Construction progress through August 2026

Tower and facade work

In its 2 February 2026 release, Wynn reported structural concrete complete through the roof of level 71 and 21,852 of 26,471 facade panels installed, or 83%. The guest website still calls it a 70-floor tower. Wynn has published varying interim height measurements, while the lasting target is 352 metres above sea level once the spire is fitted, so the descriptions remain separate.

Interiors and lower buildings

Lift and escalator installation was advancing, alongside mechanical, electrical and finishing work throughout the guest inventory. Concrete and structural steel for the low-rise buildings had reached 99%, but that percentage does not make those spaces guest-ready.

Wynn Bridge

Wynn Bridge, measuring 548 metres, is intended to link the resort via Wynn Boulevard with E311 and E611. On 2 February 2026 it was 48% complete: piling was finished and nine of ten bridge-column pile caps were in place, with Wynn targeting completion in late 2026.

What August adds

Wynn's August results described rapid construction progress, and its second quarter presentation showed extensive interior work on 15 July 2026. Neither source added a facade or bridge percentage, so the February figures remain dated rather than being extended through speculation.

Gaming floor area and resort scale

The direct company figure

Wynn's 2025 annual report, filed in March 2026, records a gaming area of 225,000 sq ft. That is about 20,900 sqm, and this guide uses it because the figure comes from the latest direct corporate filing.

Why 18,500 sqm also appears

Older property and news reports, including current search results, often give an approximate 18,500 sqm gaming floor. Wynn has not explained whether the measurements cover different spaces, so 18,500 sqm remains an older estimate and is not combined with the newer figure.

What floor area cannot tell you

A floor measurement says nothing about the number of tables or slots, the game mix, or the split between general and private rooms. Wynn had not published those details by 10 August 2026, so a precise inventory requires a newer operator source.

Guest rooms, suites and residences

The breakdown of 1,530 accommodation units

Wynn's February construction update reported structural completion for all 1,530 accommodation units, although interior fit-out continued. The categories below remain within that total, preventing the apartments, townhomes and estates from being counted again.

Inside the Enclave concept

Enclave is Wynn's hotel-within-a-hotel arrangement on the upper floors, with a dedicated entrance, arrival area and lifts. It is centred on suites and a separate service setting, while rates, packages and the reservation opening date remain unannounced.

Older Wynn releases introduced the 1,542 figure, which competitors still repeat. The February 2026 construction release and current resort materials give a complete category breakdown totaling 1,530, the figure used here.

Dining, theatre, shopping and art

Twenty-two dining and drinking venues

The current resort website lists plans for 22 restaurants, bars and lounges, as well as a daytime beach club serving guests and visitors. Wynn has identified a French-American steakhouse by Alain Ducasse and another Delilah supper club, but restaurant bookings were not open at this update.

The Showroom production by Punchdrunk

Wynn announced an original Punchdrunk production on 29 June 2026 for the resort's debut. Once bookings begin, guests are expected to choose between a seated upstairs performance and a roaming immersive route downstairs and backstage; show dates and prices remain unreleased.

Shopping and the art collection

The plans call for a naturally lit shopping parterre for luxury brands, although Wynn has not issued the complete shop list. Art will appear across public areas and guest rooms, with announced highlights such as Jeff Koons' 11-metre Tulips and historic and contemporary works by regional and international artists.

Beach, pools, spa and marina facilities

The waterfront plan

The resort plan provides for 420 metres of private white-sand beach and a deep-water marina for large yachts. It also includes a daytime beach club, though day-pass and non-guest access rules have not been published.

Pools and wellness facilities

Wynn lists 12 pools, cabanas and landscaped areas, plus a five-star spa, salon and fitness centre. Treatment prices, operating hours and pool admission conditions are still unavailable, leaving them out of any reliable visit budget.

Services for families

The official amenities list pairs a kids' club with outdoor recreation, indicating that the resort's non-gaming spaces are designed to welcome families too. Ages, fees and supervision arrangements are not yet published, so childcare planning should wait for the guest policy.

Coral Court events and meetings

A 7,708 sqm events centre

Coral Court will serve as the resort's events and celebrations centre, covering a published 7,708 sqm. Its plan includes six reconfigurable meeting rooms, separate salons for brides and grooms, and private prayer rooms for men and women.

The column-free Grand Ballroom

The Grand Ballroom spans 2,633 sqm, is column-free and looks over the marina. Organisers can use the measurement to compare venues, but it does not set capacity because tables, stages, aisles and production equipment change the seating plan.

Information to request before booking

By 10 August 2026, Wynn had not released venue packages, prices or minimum spends. When sales open, ask for written capacity details and a quote covering production, catering, cancellation and accessibility rather than deriving attendance from floor area.

Getting to the resort on Al Marjan Island

Airport options and the Dubai drive

Al Marjan Island in Ras Al Khaimah, rather than Dubai, is the resort's location. Wynn's website estimates about 15 minutes by car from Ras Al Khaimah International Airport, while a 2025 Wynn financing release put the Dubai International Airport drive at roughly 50 minutes.

What Wynn Bridge is meant to do

The 548-metre bridge should give the resort a more direct connection to the wider road network, but the latest detailed release still treated it as construction. Wait for a completion announcement or a current mapping service to verify the route before treating it as open.

What to check on arrival day

Once bookings open, confirm the final drop-off because the hotel, events centre and marina may have separate entrances. Build in spare time and pay for a transfer only when it appears in written reservation verification.

GCGRA licensing and the facility operator

The licensee's exact legal name

The GCGRA licensee register names Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, among land-based gaming facilities. On 4 October 2024, Wynn announced that the project entity had received the UAE's first commercial gaming facility operator licence.

What this licence proves

The register verifys a GCGRA licence for this named land-based facility. It lists The Game LLC separately as the UAE Lottery operator, illustrating the distinction between land-based facilities and lottery products. What should appear before opening

Before players are admitted, Wynn should publish the gaming floor's final age, identity, admission, responsible gaming and complaints arrangements. Rules from other Wynn properties do not apply here unless this resort publishes them.

Set the age and budget limits first

This page and its gaming content are intended for adults aged 18 and over. GCGRA advertising standards classify anyone below 21 as underage for commercial gaming other than lottery. Wynn had not issued final gaming-floor identity and admission rules by this update, so check them before travelling and do not treat hotel access as access to every resort area.
